One of my prime objectives is maintaining good long-term client relations. My first step in meeting with you would be to fully understand your real estate goals and concerns. There's absolutely no pressure. And you'll always feel in charge.

All my clients are unique. That's why I give every client their very own private Web page where they can track properties they're interested in, see scheduled showings and appointments, and view special materials I've prepared just for them. And that's why all my clients have access to the most complete and up-to-date source of online property listings on the Internet.

The Home Buying Process

Preliminary Meeting:

  1. A meeting will be scheduled at my office or your home.
  2. I will discuss "what you want" in your new home and concentrate on certain neighbourhoods that will satisfy your house parameter needs, as well as school and transportation needs.
  3. Explain Buyer Agency Relationship
  4. Discuss pre qualification by a lending institution. If you do not have one, I can recommend several.

The Search:

  1. You have become my Buyer client. My Goal is to find you the right home at the right price.
  2. I will keep you informed on a daily basis of all new listings that appear to meet your needs. This is done through email and is great at keeping you informed of all new listing as soon as they come on the market. My contacts in the Ottawa Real Estate Community also often ensure that you will be one of the first people to view the new property as it comes into the market.

The Offer:

  1. I will totally familiarize you with the agreement of purchase and sale, as to how it works and how the process works.
  2. I will explain to you what clauses and conditions are necessary, for your protection, on the agreement. I often attend legal seminars, in order to keep current on all issues regarding the legal agreement.
  3. I represent YOU in the presentation and negotiation of the offer. At no time will you have to wonder where our loyalties lie.

The Accepted Offer:

Once accepted, the offer constitutes a conditional agreement. I:

  1. Make sure all relevant documents are sent to your mortgage officer.
  2. Assist you in the choice of a certified home inspection and, if needed, recommend several real estate lawyers.
  3. Ensure that all approvals are received on a timely basis i.e. (status certificate, mortgage confirmation and inspection report)

It's sold!

I will be available for questions at any time after your purchase. I maintain contact with my purchasers regularly, even after the deal is done.

I ensure that the lawyer receives all the necessary documents.
